uPVC Sliding Doors for Balcony: Sizes, Tracks, Mesh and Monsoon Tips

Empty room with a tiled floor and a white-framed two-panel sliding glass door leading to a balcony

A balcony door gets more use than almost any other opening in a Bangalore flat. It is opened first thing for fresh air, used all day to reach the plants and the washing line, and shut quickly when an evening shower arrives. That is why many homeowners choose uPVC sliding doors for balcony openings when they build or renovate.

Made and fitted well, a sliding door keeps out rain, dust and mosquitoes. But the details that matter most on a balcony, such as the track, threshold, glass and mesh, are easy to overlook. This guide covers each of them, plus what to measure before you ask for a quote.

Why uPVC sliding doors for balcony openings suit Bangalore homes

Many apartment balconies in Bengaluru are narrow. A hinged door that opens inward eats into the room; one that opens outward runs into chairs, planters and drying stands. A sliding door moves along its own track, so the space on both sides stays usable.

Large glass panels bring more daylight into the room behind, and with the door open you get a wide gap for ventilation. Because the shutters stay in their tracks, a gust of wind cannot swing them shut the way it can with a hinged door.

uPVC (unplasticised polyvinyl chloride) does not rot, warp or need painting, unlike wood, and termites do not attack it. Vtech Windows uses multi-chambered uPVC profiles with galvanised steel reinforcement and EPDM weather seals that help keep out dust and rain. For a wider look at door styles, see our guide to uPVC doors in Bangalore.

If you want the entire opening clear, for example onto a garden or a large terrace, a hinged pair such as uPVC French doors may suit you better, provided there is room for the shutters to swing.

2-track, 3-track or multi-sliding: choosing the panels for your opening

The number of tracks decides how many shutters a balcony sliding door can hold and how much of the opening you get when it is open.

2-track sliding door

Two shutters run on parallel tracks and slide past each other, so the open door gives you roughly half the width of the opening. It is simple and suits most standard balcony openings.

3-track sliding door

A common use for the third track is a mesh shutter: in the evening you slide the glass aside and close the mesh, so air comes in and mosquitoes stay out. Alternatively, three glass shutters can stack to give a wider opening than a 2-track door. The same three-track layout is used in our three-track sliding windows. A 3-track frame is deeper, so check that your wall has room for it.

Multi-sliding door

For a living room that runs along a large balcony or terrace, a multi-sliding door uses several panels in a row. When opened, the panels stack beside each other and leave a large part of the opening clear. Vtech Windows makes multi-sliding uPVC doors for these wide, panoramic openings.

Keeping monsoon rain out: threshold, drainage and seals

September is typically Bengaluru’s wettest month, with mean rainfall of about 208 mm, according to a Deccan Herald report based on India Meteorological Department records. A balcony door takes the brunt of it: rain is driven against the glass, and water collects on the balcony floor right in front of the track.

The balcony floor and threshold

The first line of defence is the civil work, not the door. The balcony floor should slope away from the door towards a drain outlet, and the door frame should sit slightly above the finished balcony floor, never level with it or below it. If your balcony slopes back towards the room, get it corrected during the door replacement. A flush, step-free threshold looks neat but gives water an easy path inside, so on an exposed balcony a small step up is usually safer.

Drainage slots in the track

In heavy rain, some water will reach the bottom track. A well-designed frame has drainage slots, also called weep holes, that carry it back outside. They only work when they are clear, so brush dust, leaves and grit out of the track regularly, especially before the monsoon.

Seals and fitting

Brush (pile) seals between the shutters and rubber gaskets around the glass help keep out wind-driven rain and dust, and the joint between frame and wall must be properly sealed after installation. Common causes of leaks in sliding doors and windows are blocked drainage slots, a flat or back-sloping sill, poor sealing around the frame, and worn seals or gaskets. V-Tech uses PU-coated rollers and pile seals on sliding shutters, with EPDM weather seals and glazing gaskets.

Glass and safety for balcony doors

A balcony door is mostly glass at floor level, where children run and adults carry laundry baskets, so the glass is a safety decision. Building codes commonly treat glass in doors and near the floor as high-risk spots for human impact. In India, BIS addresses this risk in its code of practice IS 16231 (Part 4):2019, Use of Glass in Buildings: Safety Related to Human Impact. The two main types of safety glass are:

  • Toughened (tempered) glass, heat-treated so that its bending strength is up to five times that of ordinary annealed glass. If it breaks, it shatters into small pieces rather than long, sharp shards.
  • Laminated glass, two or more panes bonded with a plastic interlayer. When it breaks, the fragments stick to the interlayer, so the pane tends to stay in the frame, which is useful on upper floors and in homes with small children.

Double-glazed units can also be made with toughened or laminated panes. V-Tech offers single and double glazing; ask our team which glass suits your balcony door.

Wind on high floors

Wind pressure on a building rises with height. India’s wind load code, IS 875 (Part 3):2015, uses a terrain roughness and height factor, so the design wind speed is higher further above the ground. On a 15th-floor balcony, panel size, glass thickness, reinforcement and locking should be chosen for that exposure, not copied from a ground-floor door.

Locks and child safety

On upper floors, an open balcony is a fall risk for toddlers. Choose a lock small children cannot open, and keep climbable furniture away from the railing. V-Tech’s hardware includes single-point push locks and multi-point locking; ask our team which suits your door.

Mesh, grills and security for balcony doors

An open balcony door on a warm evening lets mosquitoes straight in, and dengue is a recurring concern in Bengaluru. In 2024 Karnataka notified dengue as an epidemic disease, and the state had recorded 25,408 cases by 2 September that year, The News Minute reported.

A balcony door with mesh lets you keep the glass open while keeping insects out. Vtech Windows makes fly mesh sliding windows on the same principle; ask our team about mesh for your balcony door. Whatever you choose, the mesh should slide easily, close with no gaps at the sides or bottom, and be easy to clean.

Grills

If you want a grill as well as glass, decide early whether it will sit inside or outside the door, because that affects how the frame is measured and fitted. Check your apartment association’s rules before changing anything on the outside of the building.

Security

The frame and lock matter as much as the glass. Steel reinforcement stiffens the profile, which helps the frame resist forcing, and multi-point locking secures the shutter at several points instead of one. Both are worth considering for ground-floor flats, villas and terrace doors.

Measuring your balcony opening and what affects the cost

You can take rough measurements yourself to start planning:

  1. Measure the width at the top, middle and bottom, and the height at the left, centre and right. Walls are rarely perfectly square, so note the smallest figure each way.
  2. Note the level difference between the room floor and the balcony floor, and which way the balcony slopes.
  3. Check the wall space on each side, because sliding shutters and stacked panels need somewhere to go.
  4. Finish any flooring work first, since the frame sits on the final floor level.

For the final order, our team offers a free site visit with laser measurement. After you approve the design, the door is made to measure in our Bengaluru factory and installed by our own team, typically 18 to 21 days from the first visit.

What affects the price

There is no single price for sliding doors for balcony openings, because each door is made to measure. The cost depends mainly on:

  • the size of the opening, the number of shutters and the track layout;
  • the glass type and thickness, and single or double glazing;
  • extras such as a mesh shutter and upgraded locking;
  • the finish, such as classic white or a wooden finish;
  • steel reinforcement for large or tall panels;
  • site conditions, such as access on upper floors and any repair work around the opening.

When you compare quotes, check that each specifies the same layout, glass, mesh and hardware.

Frequently asked questions

Which sliding door is best for an apartment balcony?

For most apartment balconies, a 2-track uPVC sliding door is the practical choice, because it needs no swing space and suits standard openings. Choose a 3-track door if you want a mesh shutter, and a multi-sliding door for a very wide opening.

Can a balcony sliding door have mosquito mesh?

Yes. The usual way is a 3-track door, with the mesh shutter on the third track so it can stay closed while the glass is open. Ask our team about mesh options for your opening.

How do I stop rainwater coming in under a sliding door?

Make sure the balcony floor slopes away from the door to a drain, the frame sits slightly above the balcony floor, the drainage slots in the track are clear, and the seals and frame-to-wall joint are in good condition.

Is uPVC strong enough for a large balcony door?

Yes, when the profile is reinforced with steel and the door is designed for its size and height. Very wide openings are usually split into more panels, as in a multi-sliding door.

Can an old wooden balcony door be replaced with uPVC?

Yes. Once the old frame is removed and the opening is prepared, a made-to-measure uPVC door can be fitted. It is also a good moment to correct the balcony floor slope and threshold. Our team can assess the opening during a free site visit.
